AAPAC DESIGNBUILD was the club builder of this club extension project. We designed and built the second floor extension to a Chinese clubhouse located above a bookstore on Sussex Street, Haymarket, Sydney. The club extension project involved creating recreation area, offices, store room and toilet facilities to the existing clubhouse. The club extension project was complex because the second storey site was surrounded by neighbouring buildings on 4 sides. The club extension had to be built on top of the roof of the bookstore below. The only access for our club builder's labour and material was through a single door on street level and a staight flight stair case of 1m wide. Alternatively, building material and equipment will need to be craned into place.
The
club extension
construction was of cold formed steel floor joists, steel columns, cold
formed steel roof structure, aerated concrete block external wall and
colorbond metal deck roof. Interior was particle board timber
flooring, steel stud plasterboard partitions, suspended acoustics tiled
ceiling. A ducted air conditioning system was installed to
the new extension and the existing portion of the clubhouse.
The interior of the existing portion was refurbished at the same
time. The club extension works was carried out while the
clubhouse, the
bookstore and the jewellery shop below were maintained in full
operation.
As the design & construct club builder, we adjusted the structural design so that the structural material could be brought up to the site via the staircase by hand. This had saved the club owner substantial cost as no cranage was necessary. The challenge of the club extension project for us, as the club builder, is that the buildings around the site, including the existing clubhouse and the shops below, could not be disturbed or demolished during construction of the club extension. Another challenge was connection of the waste water system and stormwater system of the club extension to the existing system.
