WHAT SHOULD IT BE?  HOW SHOULD IT LOOK LIKE?

Real Estate agents say, "the most important thing for the value of a property is location! location! location!"
Because I am not a real estate agent and I look at buildings more than just as commodity, I would say, "location, orientation,
composition. relation, expression, construction & condition".  (Well, I try to use the words ending with -tion so that it is easier to remember)
Yes, location is first on the list.  It is where a building is created.  Every site has its unique strong points and draw back.
How a building is orientated determines how well the natural benefits of a site is maximized.
The composition of internal spaces and external spaces determines the primary character of a building.
How a building relates to the ground, its surrounding, the broader environment and the nature determines other important character of a building.
How a building expresses its character determines how well it relates to its owner, users and other people, hence how well the building can be understood and appreciated.
How well a building is designed and constructed determines its serviceability, maintainability and building life span.
How well a building is maintained determines its condition relative to its age.
Understanding the above 7 aspects will answer "What should the building be?  How should the building look like?"

FINANCE - THE MOST IMPORTANT ISSUE?

Any one who has gone through the exercise of arranging construction loan with a bank nowadays will know that it is much more difficult and involved compared to arranging a normal home loan.  Since the global financial crisis a couple of years ago, a lot of the non-bank lenders have disappeared from the market.  There is less competition on the market, which is basically controlled by the four big local banks.  Among them, two will take the majority share of action.  But all is not gloom.  If you know the rules, you can still play the game.

The following rules are important for obtaining construction loan:
First, what is the fair value of the finished product?
Second, what is the fair property value of the existing property?  Is it a raw land or an old house waiting for renovation?
Third, what is the process of transforming the existing property to the finished product?
Four, what is the fair cost of this "development" process?
Five, who are the parties to manage and to implement this process?.........
