WHERE TO START?

The answer depends on the type of project.

If it is about building a new house on a newly sub-divided lot, the first point to start will probably be getting a survey of the block done.

If it is about extending a single storey house on the ground, the first point to start will probably be getting a measured drawing of the existing building (and a survey of the land if possible at the same time).

If it is about adding a second storey, the first point to start will probably be finding out the type and size of existing footing, plus investigation of the existing building structure.

If it is about bathroom or kitchen renovation, the first point to start will probably be checking out the existing layout of plumbing and drainage.

GO or NO GO?

You come across this property after many searches and house inspections.  You are quite happy with the size and configuration of the rooms inside.  The agent reminds you that the auction is next Wed and there are a lot of interest already.  You think that you would take down the rear part and have a new kitchen with large family area and a new bathroom.  Then it will be perfect!

Is it a go or no go?  What are the things to look out for?

Firstly, you should check the age of the building and find out (at least, estimate)  the type of pipe laid in the ground.
Secondly, you should have a good look at the sewer diagram attached to the sale contract (make sure that the sewer diagram is a current one).  Where is the Board's sewer?  How is the existing kitchen and bathroom connected to the sewer?
Thirdly, you should observe the number of downpipe around the house and how they connect to the ground (or do they connect at all?)
Fourthly, which way does the land slope?.........
